Perry City Council Delays Decision on Proposed 60-Home Residential Subdivision on 33-Acre Parcel

Box Elder News Journal · Perry, Utah

The Perry City Council has voted to table a decision on a proposed development agreement for a new 60-home single-family residential community spanning approximately 33 acres near 3700 South and 1200 West.

### The Development Proposal

Applicant Lync Construction is seeking municipal approval for a master development agreement on property that was recently annexed into Perry City limits, located immediately west of the approved Olsen Orchards subdivision. The current agricultural zoning would accommodate fewer homes by right; the developer's requested agreement would establish clustered single-family lots, dedicated internal neighborhood roads, and open space reservations in exchange for the 60-lot density.

### Infrastructure & Traffic Deliberations

During council deliberations, elected officials and city engineering staff raised critical questions regarding surrounding infrastructure readiness and community impact:

* **Water Rights & Fire Flow Pressure**: Ensuring municipal culinary and secondary water systems can reliably service 60 additional households during peak summer demand.

* **Traffic Circulation along 1200 West**: Addressing ingress and egress along 1200 West and evaluating potential road widening or intersection buffering to handle increased trip generation.

* **Agricultural Buffering**: Evaluating lot transitions between new residential housing and neighboring legacy fruit orchards that define Perry's agricultural identity.

### Next Steps

The council directed city staff and the developer to work collaboratively to resolve outstanding engineering questions, refine street layout connectivity, and present updated utility models before bringing the proposal back for a formal council vote later this fall.
