Rezone request approved for Buchanan Estates property | Tremonton Leader
The Leader (Tremonton) · Tremonton, Utah
The Tremonton City Council voted unanimously on Tuesday to approve a significant rezone for the 36-acre Buchanan Estates development. The new zoning allows for a diverse range of housing, including high-density apartment units near the freeway and a mix of townhomes and single-family houses throughout the rest of the property to serve as a neighborhood buffer.
Although the project initially faced pushback from the Planning Commission due to the lack of a development agreement, city officials clarified that such requirements are part of the later subdivision review process. The developer amended the proposal to specifically locate high-density housing near the freeway, a move that gained support from several residents who believe dense housing should be concentrated in the city’s core.
Council members and city staff emphasized that this approval establishes the land use density and that infrastructure requirements—such as fire, police, and utility capacity—will be rigorously reviewed in subsequent phases. Developers have committed to integrating a road connection to 1000 North, aligning the project with the city's long-term master transportation and growth plans.
